Making a Booking

The minimum rental period is 1 month. Planning ahead? We require a 1 month notice period for contract cancellations. This period starts from the date we receive your registered letter, the act of commissioner of justice, or hand delivery.

To ensure a smooth leasing process, here are the documents you'll need:

 

To verify your identity and residency, please ensure you provide the following documents (these are mandatory for all residents and Guarantors):

  • Identification: A valid passport, national identity card, or any government-issued ID that includes a photo and full name.
  • Address Proof: A recent utility bill (no older than three months), bank statement, or an official government correspondence that clearly shows your name and current address.

 

Based on your employment or professional status (These are mandatory for all applicants in employment):

  • Salaried Activity: Bring your employment contract or an employer's certificate that outlines your job title, salary, start date, and any probationary period details.
  • Commercial Activity: Provide an extract K or K Bis from the RCS, updated within the last three months.
  • Craft Activity: We need an extract D1 from the register of trades, also updated within the last three months.
  • Self-Employed Activity: A copy of your INSEE identification certificate is necessary.
  • Liberal Profession: Don't forget your professional card.
  • Other Professional Activities: We’ll require recent proof of your professional activity.

 

 

For Guarantors, based on your situation here is what you’ll need:

 

  • General Requirement: Last notice of taxation or non-taxation. If your income is taxed outside France, any official document from the tax authorities of that country is acceptable.
  • Guarantors with Rental Income: Please provide a title deed or the latest property tax notice for the rented property, along with any supporting documents.
  • Employees: The last three pay slips are needed to verify your income.
  • Self-Employed Professionals: We require the last two activity reports or, if unavailable, a current year's certificate of resources from your accountant.
  • Receiving Benefits or Pensions: Provide proof of payment for the last three months, or documentation from the paying agency confirming your entitlement.
  • Income from Annuities or Investments: Documentation proving life annuities or income from securities and movable assets is necessary.

What is a Corporate Guarantor?

A corporate guarantor acts as a third-party guarantee for your rental agreement, ensuring that the rent is paid in case you are unable to meet the payments. This is particularly useful for students and professionals who might not meet the typical income requirements or who don’t have a rental history.

Our Preferred Partner: GarantMe:

GarantMe is our go-to service for those needing a corporate guarantor. It acts as a reliable third-party guarantee, ensuring your rent is covered in case of financial hiccups. To use GarantMe, you'll need to create an account on their platform. Once registered, provide some basic information to verify your eligibility. GuarantMe will review your application promptly and, if approved, will issue a ‘guarantee visa’ to the Canvas La Défense team. The team will then complete the section for the ‘landlord’ on the GarantMe application and a guarantee certificate will be issued to support the leasing process.  

Alternatives:

If GarantMe isn’t right for you, there are other guarantor services available, or you might consider asking a company you're affiliated with, like your employer or your parents’ employer, if they offer guarantor support.

Bringing a corporate guarantor on board can make securing your ideal student accommodation smoother and stress-free.

Moving In

After you pick your perfect spot, we'll need about 3 days to prepare the rental contract and ensure everything is set for your move. If your chosen apartment is currently occupied, you’ll need to wait until it’s ready. We'll confirm your move-in date when we finalise your rental contract, making the process smooth and exciting for you!

Payments

Base rent:

Our base rent provides more than just a place to stay; it includes full access to all our amenities, extending your living space into our well-equipped communal areas. This means you can enjoy features like gyms, lounges, and more without any additional cost. It also includes utilities and building running costs and furniture pack. 

Service Charges:

Beyond the base rent, you will have a service charge which covers WiFi, and utilities such as water, electricity, and heating in your room. It also covers electricity within communal areas, maintenance, garbage disposal.

To secure your tenancy at Canvas La Défense, we require a security deposit along with the first month's rent upfront. The security deposit is calculated by unit type and the breakdown will be displayed during the booking process. This deposit is designed to cover any potential damages during your stay. It is held securely and is fully refundable at the end of your tenancy, provided there are no damages to the property and all terms of the rental agreement have been met satisfactorily.

Once your application is accepted, you are required to pay the security deposit and the first month's rent within 72 hours. This prompt payment secures your reservation and ensures that your chosen apartment is held for you. Failing to make these payments within the stipulated timeframe may result in the reservation being cancelled.

Understanding that plans can change, we offer a flexible cancellation policy at Canvas La Défense. Here are the key points:

  • Before Move-In: If you cancel your booking at least 30 days before your scheduled move-in date, you will receive a full refund of your security deposit and first month's rent.
  • After Move-In: If you need to cancel after moving in, you are required to provide a notice period of 1 month. This notice period helps us manage the transition and prepare the accommodation for the next tenant. Please note that the security deposit may be used to cover any outstanding rent or damages, if applicable.

We strive to make our cancellation policy clear and fair to support your needs while ensuring smooth operations for all residents.

Rent is due on the first of each month during your tenancy at Canvas La Défense. We encourage all our residents to set up automatic payments to ensure timely and hassle-free rent submissions. This helps both you and us maintain a smooth and predictable financial schedule.

Living at Canvas

Yes, we offer limited car parking spaces available at an additional charge. If you're interested in renting a car parking space, please contact the Canvas La Défense team for details and availability. It's important to park only in your allocated space to avoid any fines.

For cyclists, we provide bicycle parking which is available to all residents at no extra charge. This makes it easy and convenient for you to store your bicycle securely on the property.

Absolutely! We provide on-site services to address any maintenance issues you might encounter within the building. Our dedicated maintenance and management team is available from Monday to Friday, between 09:00 AM and 5:00 PM. For more detailed information about our services and support, please refer to the resident handbook you will receive on your move-in day.

If one of the residents within your studio/apartment decides to move out, it's important to notify us as soon as possible.

All residents, including the resident requesting to move out, will still be responsible for covering the full amount of rent until a new sharer is found.

You are welcome to find a replacement resident to take over the vacating resident's lease terms, subject to our approval process to ensure they meet our residency criteria. If they are a student, they will still need to provide Guarantor.

This process helps maintain continuity and ensures that all residents are compatible and meet our standards. Additionally, any changes to the lease or tenant arrangements must be officially documented and approved by the Canvas La Défense team.
